Why inspectors ditch templates for InspectPro

The Healthy Homes Standards are not optional for New Zealand landlords. Since 1 July 2025, all rental properties must comply with all five standards — heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. Non-compliance exposes landlords to infringement notices of up to $7,200 and exemplary damages of up to $7,200 through the Tenancy Tribunal. Getting a Healthy Homes assessment right is a legal obligation, not a nice-to-have.

The challenge is that each standard involves specific technical requirements. The heating standard requires a fixed heating device capable of achieving a minimum temperature of 18 degrees Celsius in the main living area, based on a heat loss calculation that considers floor area, ceiling height, climate zone, and insulation levels. The insulation standard sets minimum R-values for ceiling (R3.3) and underfloor (R1.3) insulation, with specific rules about existing insulation that is in reasonable condition. A static checklist can prompt you to check these items, but it cannot calculate heat loss, validate R-values, or flag when an insulation product installed in 2005 no longer meets the current standard.

For property managers with multiple rentals, the volume problem compounds quickly.
